The inventory is the document every deposit decision comes back to. We record the condition and cleanliness of every room and item, from walls and flooring to appliances and fittings, with clear dated photographs throughout.
At check-in we go through the property with the incoming tenant, confirm the inventory is accurate on the day and note anything that has changed. Meter readings and keys are recorded and the tenant signs to confirm.
A mid-term inspection gives landlords and agents an honest picture of the property part way through a tenancy. We note maintenance issues, damp or mould, and anything the tenant has raised, with photos.
At the end of the tenancy we compare the property against the inventory and check-in, item by item. Changes in condition and cleanliness are recorded with photos, with fair wear and tear taken into account.
